Subsidies are particularly helpful in the rural, especially small town, real estate market. On the market for newly built apartments, demand shifted towards smaller properties.

Based on experience so far, there were no regional differences in the use of home-building subsidies, and Duna House does not expect any changes in this regard - Benedikt Károly, the company's head of PR and analysis, responded to Magyar Hírlap's inquiry. At the same time, he added, it is a fact that the given amount of support generally meant much more help in the real estate market of rural and especially small towns, such as Budapest or our larger county seats.

The village chocolate had a very good effect on the real estate market of the smallest settlements, where it was a real help to families, especially since it can be used for renovations in addition to shopping.

The amended overhead rules have not yet triggered a wave of relocations, it is expected that the first data that can be better analyzed will be available at the end of the year or at the beginning of the next year, as those properties whose maintenance caused serious problems for their owners will then appear on the supply side, he pointed out Károly Benedikt. He added that the months of the winter season will be decisive in this regard.

Due to the changes, however, it is conceivable that the up to now very strong wave of people moving out may moderate, or the trend may even reverse, since the maintenance costs of larger houses located in agglomerations may be higher than those of an apartment located in a city. It is true that the majority of new constructions and developments in agglomeration settlements already have energy-efficient features, so they may remain in demand, the head of analysis pointed out.

In addition to the type and energetic characteristics of the properties, it is expected that their size will also be a more important aspect when choosing. In terms of apartments, apartments between 40 and 60 square meters, 60 and 80 square meters for houses, and between 80 and 100 square meters in agglomeration areas have been the most popular and sought after. In the case of newly built properties, mainly due to the increase in price, it is already felt that the demand for smaller apartments has strengthened, due to the changes in utilities, it is expected that this will also apply to used apartments and houses in the next period.
